The morning after the rain storm two days ago we noticed a ten inch by a half inch wet stain on the living rood ceiling plus a bit of dampness where the ceiling meets the wall. After panicking I took a closer look and discovered it was underneath where we had a roof vent installed earlier in the summer. It has rained many time since then and has not leaked.
The difference was the last rainstorm was accompanied by a northeast wind instead of our normal southeasters. This wind from the northeast forced the rain into the roof vent. I thought at the time that it was a mistake to have one of the vents placed on the front of the house at all and I should have followed my instincts.
I will have the guy who installed them have a look and see what he thinks. We may cover the hole up with plywood and repair it with some spare shingles or we may just leave it, trusting Mother Nature to keep the wind coming from the southeast.

How is the drainage problem? Raining like crazy here the lower mainland. Rain warnings too. Glad our yard slopes away from the house. Cranberry festival in Fort Langley must have poor attendance, we are staying home.

Hi Shelagh. The drainage guy came and dug out another section of clean drain tile so all is well for now and he is coming back on Tuesday to finish the project. Yes, it was raining hard here as well from 4:00 AM till just a while ago.
DeleteThe rain was straight down so no more roof leak, at least I don't think so, it does not seem any wetter.
Glad you found the source of the water leak, maybe just take the vent away, better safe than sorry.
ReplyDeleteIt was a great relief to determine it was just the new vent and not a failing roof! We have had one more rainstorm since and it did not leak because the rain was coming straight down or maybe a little from the SE and hit the vent from the protected side.
DeleteOur roofing guy (who is also our lawn guy) will be here Monday or Tuesday and I will have him look at it.
So sorry to read about your various home issues but better now than when you are the road.
